BG Planning Commission OKs extending Cogan’s Crossing

The Bowling Green Planning Commission last week heard two matters involving subdivisions in the city.

The first involved a preliminary plan extension for Cogan’s Crossing plats 9-14. According to a memo from Planning Director Heather Sayler to the commission, the commission originally approved the preliminary plan in April of 2023, and an extension of this approval is required per Section 151.13 of the Subdivision Regulations.

Plat 9 construction plans, which include six lots, were approved by the city in December and construction there began earlier this year. Plat 10 construction plans, which include five lots, were recently submitted and the required city departments are currently reviewing. The last step in the subdivision process is the final plat, which Planning Commission is required to approve before it can be recorded.

The extension was approved unanimously at the commission’s April 3 meeting.

The future plats 11-14 will have 39 lots for a total of 50 more lots in Cogan’s and then it would be built out, according to Sayler.

The second involved a replat of the Interstate-BG subdivision, located across from the Meijer property. According to a memo from Sayler to the commission, the request is for the approval of the replat of five inlots in the subdivision. In the memo, Sayler noted that “the intent of the replat is to dedicate the existing private roads to the city (renaming them also) and reconfiguring the existing inlots. The replat has been reviewed and approved by the required city departments” and a financial guarantee has been collected for work in the right-of-way.

The replat was approved unanimously.

Sayler also noted on Wednesday that permits are up over last year, with 90 permits currently compared to 61 during the same period last year. Of those, 10 are single-family housing start permits, compared to nine in 2023.
