Perrysburg hears rezoning requests

PERRYSBURG — More housing may come to Perrysburg.

Prior to the April 2 council meeting, two public hearings about rezoning requests were heard.

Price One Construction representatives requested changing zoning on an 18.3 acre plot from R-4 single family residential to R-5 two family on along Louisiana Avenue. A remaining six acres of the property that fronts Louisiana would remain unchanged.

Pride One representative Brian McMahon said that if approved, they are planning to build 1,300 square foot, one or two bedroom ranch style homes that should appeal to older residents who want to down-size but still stay in Perrysburg.

He said these smaller homes would not appeal to families with children and so not add additional pressure to the already over-crowded local school system. He added that the close proximity to St. Clare Commons and the local Catholic church would also be of interest to older residents. However, the new homes would not be listed as a 50+ community.

Michael Knerem, another Pride One representative, reminded council that this development would not be a financial burden to the city because the project will be privately owned and maintained.

He also said they are actively recruiting businesses to occupy the commercial frontage, and said they had interest from a small carryout/market, a drug store and restaurants.

Knerem also maintained that simply developing the land would would result in increases in tax revenues for the school district, from $6,000 for the undeveloped land to $10,000,000 for developed land over a 10 year period. However, planning and zoning committee chair Tim McCarthy questioned how he came up with these valuations, and council member Rick Rettig asked how likely were these residents to vote “yes” on school levies.

McCarthy said after the zoning meeting that planned unit development treatment, similar to what had been done at Levis Commons, will help in transitional zoning plans which include older residents moving to smaller homes and possibly freeing up larger homes for sale.

He added that it was anticipated that council would vote on the rezoning requests at the first council meeting in May.

A second public hearing requested rezoning a 1.67 acre property along Louisiana to be rezoned from R-4 single family residential to R-5 two family residential. If approved the plan was to build eight duplexes on the four plots.
